When your property is listed with J. Ross Real Estate we guarantee to provide the following service:
  1. Within 12 hours your property will be listed on the computerized M.L.S. service.
  2. Your property will appear with a photo in the M.L.S. catalogue.
  3. We will list your property on the Internet with a photo.
  4. Productive ads will be written and used with a photo in the Calgary Real Estate Newspaper and the High River Times. Other publications will be used when appropriate.
  5. A sign will be put on the lawn.
  6. Your home will be featured in a Realtors Open House Tour, which we organize weekly for all realtors working in this market.
  7. Your property will be promoted formally and informally to all realtors active in this market.
  8. We respond promptly to all calls from you or prospective buyers - we have 24 hour answering, email, and carry pagers so we are very accessible.
  9. If you wish, we will recommend any steps to get your property ready for sale.
  10. If you wish, we will hold open houses for the public.
  11. A photo and brief description of your property will be in our lit property display case on Macleod Trail.
  12. Descriptive colour information sheets with full colour photos will be available from our office and through other real estate offices.
  13. Showings will be arranged to give you as much notice as possible.
  14. Prospective buyers will be screened and qualified as much as possible.
  15. After showings, we will always follow up with you to let you know the results and any comments the prospective buyers made.
  16. We will follow up with other realtors after they have shown your property to find out the purchaser's response, and to provide any encouragement and assistance we can.
  17. At minimum, we will speak to you once a week.
  18. After a sale has been made, we will provide your lawyer and the purchaser's lawyer with all the information they need to complete the transaction.
  19. We will assist buyers in arranging financing to ensure that a sale does not fall through unnecessarily.
  20. We will ensure that everyone involved in the transaction - you and the purchasers, as well as realtors, lawyers, appraisers, lenders, and home inspectors - have all the information they need to avoid problems and misunderstandings.
  21. Prior to, and at closing, we will troubleshoot, and keep you apprised of the status of your sale to avoid problems.
